Depends who actually paid for it - if the Agent paid for it, unless the contract states otherwise, it belongs to the agent. If the seller paid the agent to provide it, it belongs the seller unless the contract states otherwise. However, be aware that you are ALWAYS better off organising your own hip - there are providers out there who will do it for £200 - and agents are charging anything upwards of £350! Never ever sign up to the agents conveyancing service either - you will get a cheaper (and often better!) deal by asking around locally, and getting friends to refer you to a good one! If you use the agents conveyancing service you are often putting money in the agents' pocket as they are often paid about half the conveyancing fees back to them as an introducers charge (and its all set out int he paperwork if you read it!)
